Cypress Head Subdivision is a picturesque community of single-family homes located in the southwest corner of Port Orange. The community boasts Cypress Head Golf Course and the property’s expansive natural preservation areas.
Residents enjoy access to a range of amenities, including a community clubhouse, an outdoor swimming pool, and tennis courts. The subdivision is conveniently situated within walking distance of high performing elementary and middle schools and is just two miles away from shopping centers, restaurants, and essential services. Additionally, the community is only a five-mile drive to Volusia County’s beautiful beaches.

This section informs homeowners about the purpose, scope, and application of design standards that maintain the community’s aesthetic and environmental quality.
Additionally, this section outlines the process homeowners must follow to apply for and receive approval from the association for exterior modifications or changes to their homes or lots.
The Architectural Review Committee (ARC) meetings are held at 5:00 pm on the first Thursday of each month at the Clubhouse.
After ARC approval, all changes are subject to requirements of Port Orange and/or Volusia County. If a permit is required, submit a copy to the Architectural Review Committee.

The Articles of Incorporation, also known as the Certificate of Incorporation or Corporate Charter, are the foundational documents that outline the rules governing the management of a corporation. These documents are filed with relevant state and/or regulatory agencies.
All properties are subject to the Declaration of Covenants, Conditions, Restrictions, Easements, and Reservations, commonly referred to as the Covenants or CCRs, as established by the developer.
We encourage all homeowners to take the time to carefully review the CCRs and other governing documents to ensure compliance and understanding of the community’s rules and regulations.
To preserve the uniform appearance of the community and ensure it remains inviting and attractive, the HOA has established a set of rules, procedures, and policies designed to promote harmony and maintain the community’s appeal.
This document has been created for convenience, making it easier to read and reference. It consolidates the original PUD agreement and all amendments into a single, cohesive document. Only the current, active provisions are included; sections that were removed or revised have been omitted. The wording and format reflect the in-force version.

Board meetings are held every month at the Clubhouse.
These meetings offer valuable and up-to-date insights into the happenings within the association and provide an opportunity for members to engage in decisions that impact the entire community. It’s also a chance to connect with the board members who oversee the HOA’s administration, as well as fellow association members.

Community gatherings and events listed on the website can use the clubhouse for free. These events are open to all residents and guests, fostering an inclusive and friendly atmosphere.
Residents may rent the clubhouse for private events; see the Clubhouse Rental Agreement under the Clubhouse Forms section.
If you wish to rent the clubhouse, a $250 security deposit must be mailed to the management company within 10 days of submitting the application.
